What services do you offer?

We offer a wide range of valuation services of residential property including appraisals, forensic appraisal review, consulting and litigation support. We appraise single family homes, townhomes, condos, rental properties, acreage, waterfront properties and 2-4 unit properties. But that’s not all, we also prepare rent studies, feasibility analyses and reserve studies. Market value, liquidation value or any value, we have a solution for you.

Will I be subjected to ongoing sales emails if I request a quote?

Absolutely not. We believe in a completely stress-free, transparent approach. Once you provide your property details and the intended use of the appraisal, we will deliver a single, accurate quote. We respect your time and privacy, and we understand that our services may not be the perfect fit for everyone.

How much do your services cost?

Appraisal fees are never determined by a percentage of the property’s value, as doing so would violate federal Appraisal Independence Requirements (AIR) and the Uniform Standards of Professional Appraisal Practice (USPAP). Instead, appraisal fees are calculated based on the time, complexity, liability, and amount of research required to solve a specific valuation problem. An appraiser evaluates the specific Assignment Elements—Scope of Work, Intended Use, Intended Users, and Property Characteristics—to determine the total fee. Typically an interior/exterior appraisal for Divorce, Bankruptcy start at $550. Expert witness is $175 hr. w/2hr minimum. Initial Consultation Free.

How long does a typical appraisal take?

Appraisal takes 30 to 45 minutes at the property and 24-48 hrs for report delivery after inspection.
