Engagement Terms for Appraisal Services

To clarify, as appraisers, we adhere to the Uniform Standards of Professional Appraisal Practice (USPAP). At the start of every assignment, we take one of the most critical steps: determining the scope of work. Importantly, the appraiser—not the client—makes this decision. Using our professional judgment, we identify the necessary steps to develop a credible and well-supported opinion of value, based on the intended use, intended users and the specific type of value requested.

Subsequently, we outline the scope of work to clearly define the expectations for the assignment. This scope forms a mutual understanding and agreement between the appraiser and the client. We use it to guide the appraisal process and produce the final report. We base the scope on several factors, including the client’s purpose for the appraisal, the intended use, and the intended users. After finalizing the scope, we incorporate it into the engagement agreement. From there, we choose the appropriate reporting format and establish the assignment fee.

Throughout this process, the appraiser maintains sole discretion—within the framework of USPAP—to determine the suitable product, report type, and scope of work for the assignment. If we find that your intended use or value type requires a different product or reporting format, and this affects the fee, we will notify you before proceeding. We will only continue with your approval of the revised fee.

Payment Options

Payment for our appraisal services can be made by Zelle (preferred). Alternatively you can also pay by check. Zelle helps us keep fees lower and allows for faster turnaround compared to credit cards and checks.

Fees for Cancellations and Missed Appointments

If you cancel the appraisal services ordered after we formalize the engagement and begin work, we will charge a 50% cancellation fee.

Missed appointments (no-shows) incur a $100 trip fee.

Typical Types Of Appraisal Services Provided

App Assisted

Since this new product allows the appraiser to contact the homeowner or occupant and guide them through the appraisal walk-through inspection using their phone an in person visit is not required. Some lenders now use this latest advancement to complete “Hybrid Full Appraisals.” However, this product does not include a sketch or measurements, since no one physically visits the property. It is one of the most convenient appraisal services offered.

Exterior Appraisal

Sometimes referred to as a “Drive-By” appraisal, this type of appraisal assignment involves the appraiser physically driving by the subject property and the comparable properties used in the report. Secondly, the appraiser personally verifies the subject property’s information with the homeowner and confirms the details of the comparable sales with the respective listing agents. Additionally, the appraiser uses county tax records and other reliable data sources to determine zoning, flood zone status, and other relevant neighborhood information.

Sometimes this appraisal assignment is referred to as a “Full” appraisal, this product includes everything found in a “Drive-By” appraisal—and more. In addition to verifying data and observing comparable properties, the appraiser also measures the subject property, creates a detailed sketch showing dimensions and room locations, and takes interior and exterior photos of all structures and amenities. As a result, this report offers the most comprehensive level of detail and is typically used for legal purposes or as a thorough record for property owners. It is one of the most common appraisal services offered.

This type of appraisal assignment vary significantly based on their intended use. For example, some assignments may involve flips. Dilapidated properties purchased improved and sold. 2–4 family properties, rent estimates, pre-construction valuations, “subject to” improvement appraisals, or prospective value assessments. While we don’t claim to have a crystal ball, we do rely on our experience and training to apply the appropriate methodologies for developing a credible prospective or retrospective opinion of value.
